Our Conveyancing Fees
The following sets out the conveyancing fees for the sale or purchase of a residential property. Please note that the cost will vary dependent on the purchase value of your property and a list of our average fees is below.
House Price Our Fees
Up to £250,000.00 £745 + VAT
£250,000.00 - £500,000.00 £845 + VAT
£500,000.00 - £750,000.00 £945 + VAT
£750,000.00 - £1,000,000.00 £1,045.00 + VAT
£1,000,000.00 - £3,000,000.00 £1,145.00 + VAT
VAT is currently charged at 20%
What Do the Cost Include?
Our fees cover all of the work required to complete the purchase of your new home, including processing the registration at the Land Registry and dealing with the payment of Stamp Duty Land Tax (Stamp Duty) if the property is in England, or Land Transaction Tax (Land Tax) if the property you wish to buy is in Wales.
Additional fees or disbursements
These are costs related to your matter that are payable to third parties, such as Land Registry fees, Inland Revenue, Estate Agents and the Council. Curtis Law Solicitors will handle the payment of the disbursements on your behalf to ensure a smoother process.
Please note that these fees can vary depending on the property, in addition to the above sometimes Properties are subject to Estate Fee, management companies fees to third parties or freeholders, we can only give you a better idea of these once we have further details on your individual circumstances and carrying out title checks.
Current Registration Fees
- HM Land Registry Fee: HM Land Registry: Registration Services fees - GOV.UK (www.gov.uk)
- Notice of Transfer fee – This fee if chargeable is set out in the lease. Often the fee is between £100 – £300+VAT
- Notice of Charge fee (if the property is to be mortgaged) – This fee is set out in the lease. Often the fee is between £100 – £300+VAT
- Deed of Covenant fee – This fee is provided by the management company for the property and can be difficult to estimate. Often it is between £100 – 300+VAT.
- Certificate of Compliance fee – To be confirmed upon receipt of the lease, as can range between £100 – £200 + VAT
For leasehold properties - you should also be aware that ground rent and service charge are likely to apply throughout your ownership of the property. We will confirm the ground rent and the anticipated service charge as soon as this we receive this information
