Things to consider when purchasing a new build property

Are you considering purchasing a newly built property?

If so, take a look at some of the pros and cons we have listed below:-

Pros

 The opportunity to select your own fixtures and fittings – these can be tailor made to your own taste (for a price!)

 Low repair and maintenance costs

 Most new build properties are sold with the benefit of a 10 year guarantee

 There are often ‘deals’ offered to purchasers such as the developer paying for legal fees or offering free items

Cons

 Often, there are snags which the developer agrees to deal with following completion. It can take months for these snags to be dealt with efficiently

 If you are one of the first buyers on an estate, be prepared to live in a building site until all properties have been built!

 Moving dates can be tricky when the property is not build complete. In most circumstances, a completion date cannot be finalised until the property has been built.

 Factors such as the weather can mean a delay in the building process which ultimately means a delay as to when you can move in
